It’s already going to be Fall and you’re wondering, “when is the best time to sell a house?”. Probably because you’re worried you missed your chance to take advantage of this market. We all know the winter time is the slowest. Don’t lose hope, we’ll go over and answer when is the best time to sell a house in Denver or elsewhere.
If you’re looking to get above asking price with dozens of buyers coming through, then the Spring is the best time to sell with April and May being the two best months this year. They always say pay attention to the school schedule because moving becomes more easier and the weather is prime for being out and about looking at homes. Statistics show the common sense of noticing which times are best to sell in.
This is not including that nation as a whole, we’re talking about Denver specifically. Winter can have its pros as well because maybe you’ll find someone that must find a place because of a new job. The awesome thing about a hot market is the variety of prospective buyers you’ll have looking at your house regardless.
That question is really one you need to ask yourself to make sure you’re ready to commit to selling. Once you decide to sell a house in Denver, costs are going to be associated with the sale. What’s your time frame? Are you pre-qualified to buy another house or are just dependent upon pulling the equity out of your current house? You want to asks these ahead of time to avoid stress during the process.
The best time to sell a house is really when you’re absolutely ready. You’re spouse and children need to be ready as well. Especially since it’s already August (at the time of this post) you still have time to wait till Spring in case you haven’t found a out where you’re going. Start with the end in mind and know where you are currently.
Zillow has this thing called the “magic window” and according to them, “It’s when you’ll sell your home faster and for more money. The data shows homes sold from mid-March to mid-April sell around 15 percent faster and for 2 percent more than the average listing.” This is not Denver specifically but at least it’s a darn good average as to when the best time to sell a house is.
The next time you hear someone say, “best time to sell is early in the year”, now you know exactly when that is. As far as the day of the week, listing on a Saturday is great because if you follow most’s work schedules this is the first day of their weekend off from work.
Sometimes it’s not good to always follow the crowd. Ever been in rush hour traffic? Even though everyone get off work in the afternoon that doesn’t mean getting home on time is best then either. As we’re approaching the fall don’t fret on selling your house today. The great thing about not following the crowd is that less homes will be available coming up too. So if you’re competing against all those new builds while your house is in distress or less square footage, now’s your time to shine! You may actually get more by waiting because they’ll be more demand for housing.
