How To Make A Home Offer That Gets Accepted

Winter time is coming and you need a new house! Follow these tips to move in sooner than later.

How does someone make a home offer that actually gets accepted? That’s a tough question at first but..

Making a home offer is not as complicated as you think. In Arvada alone some sellers were having 80 showings and 10 home offers in one month this summer. Was it really about the price? Was it about how fast they could act? It could of been many different factors altogether. The good news is if someone else can do it, so can you! Not to sound like a motivation speaker but there’s no special magic or luck involved in this process. You just need to be on top of it and move quickly. Here are some tips to help you finally score that deal.

1. Build Rapport

People do business with those they know, like and trust. You must be authentic about this as well. You don’t have to be anything other than you are. Just be yourself and find things in common with the seller. This is the most important step because if you think about the fact that this is most likely the seller’s biggest asset (soon to be yours), they want to sell to someone they feel great about. The seller would love to receive an offer from someone that will treat the house as well as they did.

2. Be Approved Ahead Of Time

You don’t want to make an offer only to be running in a panic because you didn’t have your ducks in a row. Not only is it a waste of your time, but the seller’s time as well to go through a showing, the offer, opening escrow only to find out the deal fell through. Even better is to have a lender pre-underwrite your file, a more thorough process in which you provide all pertinent documents to your lender. Also be sure to have enough earnest money on hand to deposit and show the seller how serious you are. Which is typically 1-2% in a traditional sale.

3. Don’t Make A Lowball Offer

Given your druthers, you’d probably admit that when you’re the buyer you want a deal at the cheapest price. If you’re a seller you want to sell at the highest price. It doesn’t matter whether you’re selling produce or a house, the same human nature to get a great deal applies. Make a home offer a price that you know the seller would respect and accept for what the house is actually worth if you want to snag it before the competition.

4. Write A Personal Letter

Something that has worked for anybody in the real estate industry is the power of writing a letter. It’s the most powerful form of direct mail. Every house has an emotional attachment from the seller whether good or bad. Don’t just write a letter to say “hi”. Write about your personal story and why you want the house. This will let them know that your home offer is sincere. You’ll stand out from the crowd on this one.

5. Patience Is A Virtue

Things do take time. As much as we don’t want to hear that. A great quote to reflect on this is, “Life happens for us, not to us.” What if you rushed the buying process only to find your dream house for sale at a bargain in the perfect area? You don’t want to regret a decision like that with a home you expect to be in for 10+ years. Or until you become an Empty Nester. Another thing with being patient is to keep good record of every house you’ve seen and made a home offer on. Even the ones you wanted that are under contract. Check up on them weekly to see if the buyer backed out. See if something went wrong in the sale. Most importantly, make sure you have a strong back up offer on each one.
