Open Houses in Denver and the 3 Types of Attendees

Are you going to be holding or attending open houses in Denver CO?

Open Houses in Denver, Colorado are by far the best strategy to selling a house. Seeing is believing when it’s something tangible. If you’ve ever bought a pair of shoes online that you loved only to find out they didn’t fit right, you know what it’s like to buy something and be disappointed. Same with an open house. Photos can give you a good idea but nothing beats the real thing.

Even though it’s the best strategy to sell a house, that doesn’t mean you’re only going to get the best buyers coming in too. Let’s examine 3 types of individuals you should expect to pay a visit.

1. Real Estate Agents attend open houses in Denver

I’ve looked at plenty of open houses myself on weekends and as we know, most agents are friendly, professional and knowledgeable. This is awesome because you know you’ll have plenty of agents looking for their clients to help sell your property to their client.

However, this is an open invitation to the two other types of agents. One who is going to be unapologetic and not respect your time. They’ll come in nice and friendly only to pick up the phone in front of everyone and start talking about all the flaws of the home. “Carpet doesn’t match the paint, oh goodness, I wouldn’t come here with the tiny backyard. You need something better.” Trust me it happens.

They other type of agent will be “checking out the competition.” If it’s your Realtor holding the open house what will happen is the agent that lost the listing when you interviewed them will show up anonymously to your Realtor and see if you took their advice still or if there is something your agent did that they didn’t suggest. This is great for them to “up their game” to get that next listing.

2. Look Y-Loos attend open houses in Denver

My friend told me a funny quote, “God sees everything, but neighbors see more.” There is some truth to that because words gets around quick when it comes to your personal life. This is the perfect time for the nosy neighbor to see what your house looks like and get a sneak peak. Most of the time it’s for goofy reasons. Maybe they want to see what there house looks like from behind and if they have privacy. They might even want to get ideas for repairs on their home if you have the same floor plan. But no doubt some will want to see what’s going on with you.

The second thing I’ve heard plenty of families do –closure. This is going to happen especially if the previous owner lost their house due to unfortunate circumstances or if the previous family wants to make sure you kept your word to take care of the houses character. Sometimes folks just want to stop wondering about what happened and this is their time to get peace of mind. It happens more often then you think.

3. The Serious Buyer attends open houses in Denver

This is the one you’ve been looking for. You’ll know it because they’ll be the one you spend the most time with based on their approach. The family who truly wants to buy a house will be looking for more than just the color paint in the living room. They’ll want to understand the neighborhood and ask about the functionality of the home. They’ll take their time walking through and have moments of silence in the backyard as they just stare at the house. Taking in the experience of the property because this might be their residence for the next 10+ years. “What are the neighbors like? What do you like most about the home? Anything we should be careful of? School district good here?”

They’ll also have a pre-approval letter in hand or will even tell you they’ll be making an offer right away after seeing the house -sometimes after a second or third time stopping by.

If you have ever been a buyer or seller during open houses in Denver and can relate or would like to share your thoughts, don’t hesitate to comment to let others know about the process!
