What are the things real estate agents won’t tell you in this market?

Real estate agents won’t tell certain things, don’t fret! Maybe the headline is a little dramatic. Although these aren’t confidential secrets, they sure do feel like it since they are rarely if ever mentioned. A retired high level real estate agent (asked to remain anonymous), who is a good friend of Adam Buys Houses, decided to share some things going on the dark side, err- inside of the real estate industry. You’ve been warned!

1. Just like the tv shows and what real estate agents won’t tell

We’ve all heard about  or watched those tv shows like Flip or Flop and if you ever wondered where all that furniture comes from and why it’s important, well it’s the concept of staging. But there’s more than meets the eye with just putting up fancy paintings or high end furniture. There’s a science to it. It’s been told that having a big tv set up in the living room or little things like an espresso machine, knife set and pans hanging up give the buyers a feel that they are already home. And it’s better to play soft ambient music in the background than it is to bake cookies.

2. Listing before or after Holidays and what real estate agents won’t tell

Not many buyers are highly motivated to spend their time looking for a house on Memorial Day, July 4th, Thanksgiving or Christmas and listing the property before or after doesn’t work either. Get into the mind of your potential client. This causes the listing to be unseen because another 50-100+ listing will be new by the time they get back from visiting family. It’s similar to doing a Google Search, most people don’t go past the first page and that’s something real estate agents won’t tell you.

3. Under promise, Over deliver and what real estate agents won’t tell

Everyone is disappointed when things aren’t what they seem. We all can agree that we don’t like being lied to. It’s like when you go on a dating site and see someone making claims about their looks, lifestyle and income only to find out that it was all a facade to seem better than it really was. Don’t let the agent Photoshop your house into a mansion when it really is only a 2 bedroom 900 square foot bungalow. Yes you may need to sell your house fastbut if you say your house has the biggest backyard in the neighborhood but forget to mention that the sewer manhole back there too, you’ll make a lot of people angry because they’ll feel like you’ve wasted their time.

4. Hot Market Fever and what real estate agents won’t tell

That word “can” is very misleading at times. It sounds the same as will. Don’t be mislead by the hype of a seller’s market like Denver, Colorado and think that a house can sell for any price you ask for. Yes, personal bills, student loans and lifestyle affect your decision for how much money you need, just make sure the agent shows true Comparable Sales for what your home will sell for. Stick to the common sense factors of same beds, same baths, -/+ 10% of sqft, within a 1 mile radius of the house in the same neighborhood. If that doesn’t help just think of this, if a buyer needed to buy your house out of desperation for their family because of a job relocation, does that make it right for them to overpay? This may be something real estate agents won’t tell.

5. All About The Numbers and what real estate agents won’t tell

Pricing a house doesn’t mean shooting for a sky high amount. It always sounds nice but if you’re listing your house with a real estate agent it, the sky high amount means more commission money for them too. Don’t settle for less but don’t be greedy either. A good way to reach a high number of buyers is let’s say homes are selling for $300,000-350,000 in your area. Don’t list the house for anything over $349,999 to the exact dollar. Even if you want a dollar more. Because 90% of house buyers start to look online, there’s tool like “Price Range” and your property won’t show up for the majority of buyers. Also, remember your agent’s commission is always negotiable. 6% is just a standard. Sorry to spill the beans on that one agents.

Even in a seller’s market like Colorado, it’s smart to look at your options and see what will actually help you best reach your goals with the sale of your house. While you may be able to get a higher “top line” sales price listing with a local Denver agent, that doesn’t always boil down to more money in your pocket or less headache.
