Why Realtors and Investors Don’t Get Along in Denver Colorado

Posted on: September 26th, 2023 by , No Comments

Hey everyone, it’s Adam with adambuysdenverco.com. Another beautiful day, stunning day. I love fall so I hope you have plans for fall trips to see some leaves. But in today’s video I want to talk about why real estate agents and real estate investors have discrepancies and really don’t get along most of the time.

And here’s one example because as a real estate investor I have all the means. To buy a house directly from the homeowner. I’m not representing anybody. I’m not trying to get a listing I have full power because I am the buyer. I am the principal on the transaction So there’s nobody there, right? Why do I need someone to represent me?

I’m representing myself on the deal. I’m the buyer I’m the person That the real estate agent is going to represent. So how about we just cut that person out? And I just go directly to you. I have the funds in place. I know what I’m doing. I’ve been buying for 11 years. There’s no reason to include a real estate agent on the buy side.

On the sell side, yes, because that’s a different type of transaction. I’m looking for someone that’s a family that’s going to live in the house most likely because they’re fixing flips and stuff. So anyhow, the reason why real estate agents and investors don’t really like each other Is because of this situation right here that I run into all the time and I might do a part two Because I actually had a call from a seller.

I followed up with this morning come in while I’m making this video but the real estate agent That I have a problem with right now on this deal in 802 10 great neighborhood If Denver, that’s a very popular area what area doesn’t feel popular nowadays, except for Globeville or something if you know where that is.

And so this real estate agent came into the picture all because, yes, the seller contacted investors first. They said, Hey, I have this fixer upper house and yeah, I just want to see what you would offer, standard stuff. I don’t, I’m not saying. It’s a bad thing for a seller to contact multiple buyers.

That’s just the way business goes. There’s nothing wrong with that. But they also called five different real estate agents. So they’re just trying to see what the, all their options, right? Now this one real estate agent lied about the numbers, about what the house can sell for. They told them that real estate investors are a scam.

They basically did every sales manipulation tactic possible to cut out any chance of an investor like myself or others to buy that house. Now, I finally got the real estate agent’s number because I can tell this real estate agent was in this homeowner’s ear. And I said, Hey, look, I understand you’re trying to get a listing.

But what’s going on here? Like, why are you trying so hard? You know the house is not going to sell for what you said. You know that as a real estate investor, I’m going to close on a house that they accept my offer. Why are you telling this homeowner that we’re just going to back out of the deal and that we’re lying?

You don’t even know who’s making these offers. You don’t know me, this agent has only had their license for two years and I’m over here 11 years in the business and they’re trying to say that we’re not going to close and all this nonsense.
