I just got off the phone with a buddy of mine that I’m helping Mentor.
I became really good friends with him and he asked me, how do you deal
with contractors?
I said, the best thing to do with contractors is at least, get three
to five, but pick the top three out of the five that you find and then
you’re going to draft the scope of work.
And when you drop that scope of work, send it to each contractor, at
least get three bids and have each of them.
Give a bid for the same property for the same scope of work.
What’s going to happen is you’re going to get three different price
ranges but you really want to see if they’re
accounting for everything you put in that scope of work and the
reason being is not to try to find the cheapest one because cheapest
doesn’t always mean best.
Sometimes you might pick the most expensive one because they might do
extra from what you had in your scope of work and that’s just why it’s
five grand more.
What you’re looking for is, who’s going to charge the most for the
LABOR.
Labor is the biggest thing contractors charge for.
The supply thing is an excuse, so that’s how you find the best
contractor to work with. I do the same thing over and over again.
