How to Start An Eviction With A Tenant in Denver Colorado

Step 1: Tell Them to Fix It or Leave

First, you have to give the renter a note. This note says, “You broke a rule, like not paying rent.” In Colorado, you give them 3 days to fix it or leave. For example, if they didn’t pay rent, they have 3 days to pay or move out.

Step 2: Write the Right Notice

The note needs special words. It should say:

    • What they did wrong (like not paying).
    • How many days they have to fix it (3 days).
    • That you’ll take them to court if they don’t listen.

You can find a note like this online or ask someone smart to help you.

Step 3: Give Them the Notice

You can’t just text them. You have to:

    • Hand it to them, or
    • Tape it to their door and mail it too.

This makes sure they get it!

Step 4: Wait a Little

After you give the note, wait 3 days. If they fix it, great! If not, you can go to the next step.

Step 5: Go to Court

If they don’t leave or fix it, you go to court. You fill out some papers and give them to the court people. They’ll tell you when to come talk to a judge. The judge decides if the renter has to go.

Step 6: Get Help if They Stay

If the judge says they have to leave but they won’t, you can ask the police to help. They make sure the renter moves out.
