Another Aurora House Purchase – One Problem Though

Alright, hello everyone. Another beautiful fall day and I need a haircut. That’s what I need. But in today’s video I’m going to tell a story about a property I got under contract in Aurora and I’ll show some photos or video here as I’m talking. But basically what ended up happening is the homeowner, who is the sister of the sibling, who is the tenant, the brother, He was living there, or was living there, he moved into an apartment and was taking advantage of the sister, obviously with the condition of the house, but with how cheap the rent was, how low he was paying the rent.

So the sister just basically got fed up, it’s been 10 years. For her, it was actually the past three years, she’s been wanting to raise the rent because she knows she can get way more and she said, you know what? I’m just going to sell it. I’d rather just sell it and cash out of the equity. She’s going to make a really good profit on the house and be done with it and try to rent it again.

I’ll just start anew because it gives her bad memories thinking of the house because of the sibling, and so anyhow, the problem wasn’t the, she told me there was a lot of investors that came through. And even real estate agents that were coming through because of one problem in particular. And what this problem is a very minute problem.

This is very minor. I can’t believe people just don’t know how to be solution oriented. There was two older dogs in the backyard that basically were house sitting the home. Basically, she went there every day to check up on them. And that was another thing that got her tired. And she just didn’t know what to do with them.

She’s what do I do? Do I just take them to the, I don’t want to just take them to the pound. She, the brother was trying to keep them, but they didn’t want to pay extra rent for them. They just were getting tired too and couldn’t take care of the dogs anymore. There, there was a lot of problems happening with these two dogs.

And I said, I know, I have friends in the Dumb Friends League, and also I know people who will happily adopt these dogs and take care of them. And so that’s what we were doing. We’re going to close within three weeks to handle that situation. prior to closing because I was willing to help either way, I didn’t have to what’s it called?

Do a closing after the fact. I said, no, I’ll just help you regardless if I do the deal or not. And that’s what actually made her say yes to deciding to sell with me. She said, you’re the only one. That was willing to help me out with this problem regardless if you bought the house or not and I said yeah, of course It’s a simple.

It’s a simple problem. It’s not anything stressful like this can get handled in a couple days It’s not that big of a deal and I can get handled properly You know instead of just kicking the dogs out or just throwing them in a kennel I had some awesome found shelter or something, no, they will they’re gonna get adopted. It’s gonna be totally fine. The dogs ain’t even that old they’re only a few years old. But anyhow she was telling me every other investor that walked in was saying, oh, I don’t want to deal with that. This sounds like a headache because they heard tenants, tenant was the brother, and there’s dogs she doesn’t know what to do with.

They heard that and ran away. Meanwhile, this is simple stuff. To me, this is very simple. You gotta find solutions. Real estate’s more about life circumstances than it is the property itself.
